A Comparable Market Analysis will show:
- Addresses of comparable properties that have sold recently. The key word here is "comparable." The HomesCentralCoast real estate agent who prepares your report will know the market and will have seen the inside of most of the homes that he or she uses as comparisions (something an online, instant home value tool can't do.) The agent will have first-hand knowledge about home values in the neighborhood and current real estate market sales trends. You'll receive a list of homes that have sold within the last few months and a comparison of their features that add or hurt value.

Addresses, features and asking prices of similar homes that are currently on the market. If you're planning to sell, you can use this information as a guideline for pricing your own property. But keep in mind, the asking price and what a property actually sells for may differ significantly.
- Addresses of comparable homes that have pending sales. In other words, the sellers of these homes have received and accepted offers on their homes. You won't be able to know the amount of the accepted offer until the sale is final (close of escrow).
